REF ADVISORY INC (“REF”) was established in 1996, based upon the belief that real estate finance has, to a great extent, been overlooked in corporate America. This is based upon our experience with treasury departments, which are much more focused on public bond and merger and acquisition transactions, and real estate departments, which are trying to secure the best locations at the lowest prices, regardless of who holds title to the properties.

In 1998, our practice expanded to include representing a specialized purchaser of real estate. With the substantial build-up of equity in real estate, many landlords have cashed in on their gains and recently become sellers of real estate. The logical follow-up for many sellers has been to look for Section 1031 tax-free like kind replacement property.

This is where our company enters the picture. We work closely with many groups who have recently acquired portfolios of free standing tenant facilities, who are looking to sell their holdings to 1031 buyers in particular. We have access to groups with desirable products, understand the 1031 buyer requirements and are best qualified to advise the purchaser of what needs to be done and how to get it done. (Services)

Now in our 27th year of operation, REF has established itself as a somewhat unique real estate financial advisor, having taken clients small and large through transactions aggregating in excess of over $4 Billion. Our transactions have been as small as $2,000,000 for a single property transaction as large as $200,000,000 for a multi-state portfolio including 70 or more properties. (Transactions)

We meet with company personnel to better understand 1) the company’s strategy in the near future for real estate facilities, 2) learn more about the existing facilities, 3) discuss current lease forms and existing corporate financing agreements which may place restrictions or covenants on any given sale-leaseback financing transaction and 4) discuss and explain how bond lease or absolute net leases work and can save the company a substantial amount of money over the course of a long term lease.

Help clients identify suitable Section 1031 tax free exchange-like kind property and advise them through the due diligence and closing process.

We have excellent access to investor groups, which have closed on transactions involving REF, as well as on other transactions in which REF was not involved. The bottom line is that we can easily match up buyers and sellers. A key point here is that we are not acting solely as a broker or just a finder. When matching a buyer and seller up, we will continue to act as an advisor to our client. We do this by understanding all aspects of the transaction and representing our clients until the transaction is successfully completed.
